Rezone Agricultural Land Application #61-4, an area of approximately 39 hectares near Kilometre 1458 of the Alaska Highway, from Hinterland (H) to Agriculture (AG).

The purpose of the rezoning application is to facilitate a lot enlargement and to allow for the disposition of a new agricultural parcel for the production of sustainable perennial grass for beef.

In accordance with section 5.1.9 of the Local Area Plan “Plan Ibex”, a construction-free zone of 100 metres along the western boundary of the applied-for land will be required.

Rezone lot 1168 on the Fish Lake Road, Quad 105D/11, 99-0190 LTO from Rural Residential to Multiple Rural Residential with the special provisions that five dwelling units may be permitted on the property; the requirements under section 29 of the Whitehorse Periphery Development Area Regulation be waived; and travel guiding and outdoor recreation equipment suppliers be permitted.

The purpose of this rezoning application is to allow up to four additional residential buildings on the property. The proposal to waive the provisions under section 29 would permit a building every 0.38 hectares instead of 0.4, would waive set back requirements, would not require off-street parking, and would not require vehicular access within 10 metres of each residence.

The purpose for including the provision regarding travel guiding would permit the applicant to provide services related to adventure tourism and may include hiking trips, dog sled rides, and similar activities.
